Norco Real Estate Market Update: What Sold in August 2026

Norco sellers closed at 99.3% of asking price in August 2026. That sounds like a steady market. It isn't.

Underneath that number, one seller got 9.1% over asking. Another closed 18.6% below their original list price. Same city, same 31 days.

Twenty single-family homes closed in Norco last month, totaling just over $20.3 million. Below, I walk through what sold, what it listed for, what it closed for, and what separated the sellers who got paid from the ones who got cut.

The average sits about $135,000 above the median. That gap tells you Norco doesn't have one market. It has a solid entry-level and mid-tier cluster, plus a smaller group of half-acre-and-up properties that pull the average up every month.

4058 Sundance was the most expensive sale of the month. It hit the market last November at $1.849 million, worked its way down to $1.68 million, and still closed $30,000 under that. That's a home that got chased down by the calendar.

The one exception at the top was 1505 Corona. It was priced under $1.4 million, drew competition, and closed $40,000 over asking. Above $1.4 million, the sellers who priced high negotiated down. The one who priced realistically got bid up.

The bottom of the market: where time cost sellers the most

The two lowest-priced closings in Norco last month were also the two deepest discounts.

3757 Corona sat for 187 days, the longest of any home that closed in August. 3190 Shadow Canyon gave up the deepest discount in the city. Neither was a bad property. Both started at a number the market wouldn't pay and lost ground every week they waited.

The sweet spot: $800,000 to $900,000

The six homes that sold between $800,000 and $900,000 closed at roughly 102% of asking as a group. Homes priced right in the $800,000s didn't just meet their number. They beat it.

4028 Center Avenue was the biggest overbid in Norco last month, in dollars and in percentage. It was also one of the smallest homes to sell. It closed at more than $650 per square foot, higher than every luxury sale on the list, including the $1.65 million estate on Sundance.

Square footage is not the market. Pricing and condition are.

What separated the winners from the sellers who got cut

It wasn't the house. It was the price on day one.

Eleven of the 20 sales in August closed below asking. The two longest-sitting listings, at 187 and 174 days, both needed real price reductions before they closed. Meanwhile, every home that closed at or above asking was priced realistically for its size and condition from the start.

The homes that sold fast and sold over asking were priced correctly. The homes that sat got chased by the market, one reduction at a time.

What's on the market now

Norco sellers are asking about a third more than buyers actually paid in August.

•         44 active single-family listings, with a median asking price of $1,174,945

•         That's roughly $292,000 above August's median closed price of $883,000

•         9 more homes are under contract and accepting backup offers

•         10 are pending

At the very top, 3475 Hillside Avenue is listed at $3.7 million on 4.75 acres. Whatever it closes at will reset the ceiling for the entire city.

If you're buying: the gap between asking prices and closing prices is exactly where your negotiating room lives right now.

If you're selling: pricing was the single biggest lever every Norco seller controlled last month. Homes priced right got full price or better. Homes priced on hope sat for months and still had to be cut.

Know which Norco your home lives in

Norco isn't one market. It's a $722,000 horse property on Corona and a $1.65 million estate on Sundance, and they don't behave the same way in the same month. Know which one your house lives in. That's the whole game.
